Step 1 - Find the Planning Application

Step 2 - Focus on "Material Planning Considerations" and ❌ Avoid "non-material objections" 

• Only certain issues are considered valid by planning authorities and we urge you to only use these when objecting.  The ‘material considerations’ that you can comment on during a planning application as listed on Kingston Council’s website  are below

What you can comment on

Your comment objecting to an application must be about the planning merits of the application. The council will only consider issues know as material considerations.

Material Considerations

• Highway Safety

• Flood Risk

• Appearance and Design

• noise, dust, fumes and similar

• loss of light/sunlight

• scale and dominance

• sustainability

• nature conservation

• privacy

• impact on natural environment (like trees or wildlife)

• parking provision

Comments that will not be accepted (Not material considerations)

• Business competition

• you think there’s too many of something already

• loss of views

• damage to property

• things controlled under Building Regulations or other non-planning laws (like drainage, structural stability, and similar)

• devaluation of property

• rights of way

• covenants

• other private rights

• disturbance during development

• maintenance of property

Step 4 - Review guide on Key Objection Points

• We strongly encourage you to write your own letter. Personalised objections—reflecting your individual concerns and circumstances—carry far more weight than identical template responses. A diversity of voices makes a stronger case! 

Step 5 - Write your objection 

• Include:

  1. • A clear statement of objection

     • Specific planning concerns with evidence or examples

• Be respectful and concise. Emotional language or personal attacks weaken your case

Step 6 - Submit your objection 

• Kingston council allows online submissions via their planning portal 25/02562/FUL 

• Once on the Kingston Planing Portal - Click on Comment (see image below)

• Once submitted you would see the below.

• • If you clicked on "Submit and Register" you would need to fill in additional details in the next page

• Alternatively, you can send your objection by 

  • email to development.management@kingston.gov.uk 

  • As confirmed by RBK - there will be an obvious delay in pairing any document sent via email to the application file, whereas online comments are automatically placed on the file. However , if you do have supporting documents , photos etc we would recommend sending these across via email as these can not be uploaded as part of the online objection portal

  • post. - least recommended due to delays or post getting lost!

• Keep a copy for your records.

Step 7 - Rally Community Support

• Encourage neighbours to submit their own objections.

• Consider contacting local councillors or community groups.

• Multiple distinct objections carry more weight (one objection per person)

  • Each individual in the household may submit their own objection if household members are affected differently , however if doing so the objection MUST be distinct and call out varying objections (not copies of the same objection)
